Thirumazhisai satellite town may have shopping mall, hotels

CHENNAI: Thirumazhisai satellite town on the western outskirts of the city may have office space, shopping mall and hotels with residential towers on its side.

The Tamil Nadu Housing Board (TNHB) which is developing the massive township about 30km from the city is exploiting the commercial space for the purpose.

Official sources with the TNHB said the consultant appointed for the preparing the detailed project report (DPR) has been directed to ‘re-work’ their draft report to keep in view of the current trends. “Shopping mall, hotel and office space would be part of the commercial space. It would be no longer the traditional shops that were constructed in TNHB housing complexes,” a TNHB official said.

TNHB has already appointed Credit Rating Information Services of India Limited for offering consultancy services for Thirumazhisai on models could be evolved for developing the township. The development comes in the light of the TNHB planning to construct malls in a proposed swanky residential tower at Ashok Nagar, which is the first mall to be established by the state owned housing board.

The TNHB has 127 acres of land at Thirumazhisai, of which about 30 acres would be utilised for infrastructure facilities within the township. About 20 acres has been earmarked for commercial space. Located on Chennai-Bengaluru Highway, the land parcel falls under the Chennai Metropolitan Area.

“We wanted to utilise the commercial space for the requirements that could benefit the larger sections. For instance, a popular mall off Anna Salai has a shopping mall and hotel,” the official said. Another multi-storeyed housing complex at Anna Nagar has a shopping mall and hotel. With the revised floor space index, Thirumazhisai would benefit with increase in number of floors upto 25 storeys. According to official sources, the consultant is preparing the DPR keeping these aspects to maximise the utilisation of available commercial space. On the office space front, the buyers can decide the mode of using the space.

“The office space floors can be used for any commercial activity depending on the buyer's interest. We are expecting the final DPR by three months,” TNHB official further added.
